If you like to have list a home via Libra Realty, we provide full services for $4995 (not including commissions paid to buyer agent) regardless of the value or price of your property. The service includes: CMA (Comparative Market Analysis) on your property, help you decide on a reasonable listing price; enter the detailed property information into MLS system, in the mean time, your property information will automatically be posted at professional real estate web sites including homesdatabase (http://www.homesdatabase.com) and realtor web site (http://www.realtor.com); put a bright Libra Realty for-sale sign on your property, lockbox for real estate agent access; make recommendataion to prepare your property for listing; upload unlimited number of photos of your property to MLS system and professional real estate web sites; prepare brochures and property disclosures for buyers; after you receive contracts, represent you to negotiate with buyers, help you obtain the best price and contract terms; represent you at settlement, help resolve any issues during settlement, such as, home inspect and repair results, pre-settlement walk-through problems, settlement charges. Help solve any issues that might appear during the home-selling process, and remind you of anything that needs your attention during each step.

If you prefer not to hire a full service listing agent, Libra Realty provides a large list of fee-for-service for you to choose from. We can put your house on the multiple listing for as low as $295! If you are familiar with the home sell process and only need part of the services, we provide the following fee-for-service items:

Enter detailed house information onto MLS system (active for 6 months), including one free picture of the property. In the mean time, all your property information will automatically be posted at professional real estate sites including homesdatabase (http://www.homesdatabase.com) and realtor website (http://www.realtor.com). Free market analysis to help you determine a reasonable listing price. All this for just $295!
A bright Libra Realty for-sale sign on your property, lockbox for agent access; Upload unlimited number of photos of your property to MLS system (active for 6 months). --- for a price of $195!
Prepare brochure and disclosure documents for your property: $495.
A special web page for your property, using your property address as web address, let your property stand out: $595.
Open House (two hours, choice of 12pm - 2pm or 3pm - 5pm, Saturday or Sunday): $295.
Recommend professional home inspectors, make appointment and accompany you at home inspection, make recommendations for repair, make sure you can provide proper and accurate information to buyer, to avoid potential problems: $495.
Recommend termite inspection company, order termite inspections: $95.
Negotiate with buyer on your behalf, help you obtain the highest price and best contract terms: $3995.
Service at settlement: represent you at settlement, help resolve issues at settlement table, such as home inspection, walk-through problems, settlement charges, etc.: $395.
